Terms at 390 Southwilde Way

1. Rent: The only fee is the rent; there are no additional charges from us. A security deposit equivalent to one month's rent is required and will be reimbursed upon departure. 2. Utilities: All services are the tenant's responsibility. 3. Lawn Maintenance: The tenant is responsible for mowing, edging, and weeding every two weeks from May to September. Failure to maintain the lawn may result in HOA fines, which would be deducted from the security deposit. If preferred, we can adjust the rent to include lawn maintenance. 4. Sprinkler System: The system should remain minimally functional during the summer months to prevent damage to the lawn. It can be turned off during the winter (October to April). We will provide a guide on how to use it. 5. Appliances: The kitchen appliances (fridge, oven, microwave, dishwasher) will remain. The washer, dryer, freezer, and garage fridge are not included. The hot tub has been sold, but we can discuss keeping the 220V circuit active if the tenant wishes to install a hot tub. 6. Pets: The property is NOT pet-friendly, but we may consider pets based on references. If allowed, the tenant would need to clean the carpets upon departure, and we'd want to prevent damage to the wood floors. 7. No Smoking: Smoking in the house is strictly prohibited. 8. Maintenance: We cover air conditioning maintenance and pressure washing twice a year. We might also handle weed control depending on the tenant's lawn care approach. 9. Property Management: My sister, our property manager, lives in Savannah and will be available for any issues.
