Lease terms

Lease Duration: Minimum 12-month lease required. Longer lease terms may be considered. Monthly Rent: $2,100/month. Security Deposit: $2,100 security deposit required. Utilities: Tenant is responsible for water, electricity, natural gas, and lawn maintenance. Trash collection and internet are included in the monthly rent. Pets: No pets permitted. Smoking: Smoking and vaping are strictly prohibited inside the home. Parking: Two-car attached garage included, with additional driveway parking available. Maintenance: Landlord is responsible for major repairs and maintenance of the home's major systems. Tenant is responsible for routine upkeep, including lawn maintenance, replacing HVAC air filters and light bulbs, keeping the home clean, and promptly reporting maintenance issues to the landlord. Occupancy: All occupants must be disclosed on the rental application and listed in the lease as applicable. No subleasing, assignment, short-term rentals, Airbnb, VRBO, or similar arrangements are permitted without the landlord's prior written consent. Tenant Screening: All applicants are subject to the landlord's standard rental application and screening process, which may include identity verification, income/employment verification, credit history, background screening, and rental-history verification. Property Access: Tenant must provide reasonable access to the property for necessary repairs, maintenance, inspections, and other lawful purposes, with advance notice as required by applicable law.
