What's included The apartment is fully furnished, including utilities, linens, and dishes. Parking available as well as a private deck area with views. The rest of the property is a private vacation home with a separate entrance and space. It is used on occasion but should not impinge on the tenant's space or usage. Location (see map). All the convenience of downtown living with all the benefits of a secluded mountain house. Only a short walk from downtown Boone and the Appalachian State University campus. Very near Junaluska Park with playground, fields, courts, picnic areas, etc. Beautiful mountain and city views from the attached deck. Surrounded by lush forest area. Pricing and Lease terms Monthly rent of $2,450 USD, to be paid at the beginning of each lease month. Tenant must give the landlord at least 30 days notice to end the month-to-month contract. A security deposit equal to one month's rent is required to reserve the apartment and will be held in accordance with applicable North Carolina rental requirements. The deposit is intended to cover unpaid rent, damages beyond normal wear and tear, excessive cleaning needs, missing items, or other lease-related obligations. It may be returned in part or in whole once the apartment is vacated and assessed. Rent is due monthly according to the terms of the lease agreement. Utilities, services, fees, and any included amenities will be described in the lease or rental agreement. Any excessive use, damage, late payment, or violation of rental policies may result in additional charges where permitted by law. All pricing, availability, and lease terms are subject to confirmation before signing. The rental is not considered reserved until the lease is fully executed and the required deposit and initial payments have been received. House Policies This apartment is part of a private, owner-occupied residence and is best suited for tenants seeking a quiet, respectful residential setting. To maintain the comfort, safety, and privacy of the property, the following policies apply. No Pet Policy The apartment is subject to a strict no-pet policy. This is a private, owner-occupied residence with a separate rental apartment. No pets or animals are permitted in the rental unit or anywhere on the property without the owner's prior written approval. Because the property is an owner-occupied dwelling, it may be exempt from certain federal and North Carolina regulations, including 42 U.S.C. 3603(b)(2) and N.C. Gen. Stat. 41A-6. Any animal-related request will be reviewed individually under applicable law. The owner reserves all rights available under federal, state, and local law. The presence of any unauthorized animal is a material violation of the rental agreement. Quiet Residential Setting Parties, loud gatherings, and disruptive activity are not permitted. Tenants and guests are expected to keep noise at a respectful level at all times, especially during evening and overnight hours. No Smoking or Vaping Smoking, vaping, and the use of similar products are not permitted inside the apartment or anywhere on the property. This policy applies to tenants and guests. No candles or fire-producing accessories Tenants must not utilize candles, incense, or other accessories using a flame or burning feature. These are fire hazards. Fire pits or charcoal grills on the deck are also strictly prohibited. Occupancy and Guests All adult occupants must be approved before move-in. Occupancy, overnight guests, parking, utilities, and maintenance access are governed by the rental agreement. Additional Appliances For safety, electrical load, and fire-prevention purposes, tenants may not use additional major appliances or high-wattage devices without prior written approval from the landlord. This restriction includes, but is not limited to, space heaters, portable air conditioners, extra refrigerators or freezers, hot plates, countertop ovens, large dehumidifiers, and any appliance that draws significant electrical power, produces heat, or may create a fire or ventilation risk. Unauthorized use of additional appliances may result in removal of the appliance, additional utility or repair charges, and may be considered a violation of the lease. Smoke, Carbon Monoxide, and Fire Safety The apartment is equipped with smoke detectors, carbon monoxide detectors, a fire extinguisher, and a fire blanket. Tenants are responsible for helping keep these safety devices accessible and in good working order. Tenants may not remove, disable, cover, tamper with, or obstruct any smoke detector, carbon monoxide detector, fire extinguisher, or fire blanket. The tenant must promptly notify the landlord if any safety device appears to be missing, damaged, expired, discharged, malfunctioning, or in need of repair, replacement, refilling, or new batteries. All fire-safety equipment must be used only for its intended purpose and in accordance with manufacturer instructions. Failure to maintain, report issues with, or avoid tampering with these devices may be considered a violation of the lease. Outdoor Security Cameras Outdoor spaces are monitored by security cameras. While these are not pointed directly at the apartment, they monitor the driveway, yard, and upper deck.
