Tenant Screening Criteria In accordance with the 2023 amendments to the Pennsylvania Fair Housing Act, we require: - Credit Score 620 (Nova Credit international score conversion accepted). - Proof of Income 3x monthly rent (Amazon employees must provide Form 1099 + 12 weeks of time records). - Identity Verification: All adult applicants must pass a background check. Passport + I-20/OPT/H1B documents (priority given to international students/working professionals). Tenants are required to carry renters insurance; pet insurance is also required for pets. Priority consideration: Healthcare workers, graduate students, or guarantors with U.S.-based assets. Key Legal Notices** "No Section 8" Housing vouchers are not accepted. Pet Policy Weight limit under 40 lbs; deposit $200 + monthly fee ($50 for dogs service animals exempt; $35 for cats). Joint Liability For shared rentals, a lead payer must be designated (per the lease), or a suitable guarantor must be provided. Late Fees $35 base fee + $25/day (triggered on the 6th day after the grace period). Utilities: Electricity, gas, internet/cable, and water ($50/person)** are the tenant's responsibility. Street parking requires a city permit (estimated at $40/year). Trash disposal fees are covered by the landlord. One-year fixed-term lease (renewal negotiable upon expiration).
