Lease terms

Qualifications to apply: A) A one-year lease is a fixed-term lease, then month to month thereafter. B) No evictions from the past 10 years. Evictions can be considered with discussion. C) Household gross monthly income should be at least three times the monthly rent. Exceptions may be considered based on overall financial qualifications. D) Positive reference from employer and/or landlord(s) the last 3 years (if applicant does not have 3 years rent history, alternative references can be discussed). E) Credit score above 650. Credit scores below 650 may be considered based on the overall strength of the application. F) Smoking or vaping is not permitted anywhere inside the home. G) Small dogs under 25 lbs and cats allowed. H) Stable employment and positive rental history. I) No more than 2 people age 10+ per bedroom. Ages 1 to 10 count as half person and under 1 doesn't count toward limit. J) Rent includes water, trash service and lawn care. K) Street parking only. A Los Angeles Residential Parking Permit is required. L) Renter's insurance is required.
