Lease terms

Rental requirements: - Tenant(s) must complete the application provided by Zillow before owner will show property. Once application is completed by all tenants owner will review application and schedule a showing if credit, income etc. requirements are met. No exceptions to viewing the property before completing application will be made. - All Tenant(s) applying must make 3x the rent, all have a minimum of a 650+ credit score, no prior evictions, clean background check & verifiable income by providing 3 most recent paystubs to owner. - Minimum 1 year lease is required with a long term lease preferred (1+ years) - Property is currently owner occupied and owner will be purchasing another home. Owner will need 30 days to get out of home from the time lease is signed so please keep this in mind when applying and ensure you apply timely from the date of availability or be flexible with a move in date either on around or after the listed day of availability. Short notice leases and move ins will not be considered. - 1 small dog ok. No other animals will be permitted. If tenant has dog, there will be a one-time nonrefundable $500 pet security deposit and pet rent will be an additional $100 per month. Proof of pet insurance & copy of dogs vaccines are required to be given to owner at the time of signing lease as HOA requires this. - No smoking on property. - 1st & last month rent plus security deposit due at time of signing leasing. Additionally, a one-time nonrefundable $550 application fee will be collected at time of signing lease which goes to the HOA per their requirements. - Tenant(s) must review & acknowledge all HOA rules/restrictions at the time of signing lease and abide by them during the course of the lease. - Tenant must provide proof of renters insurance at time of signing lease & maintain it over the course of the lease.
