Rental requirements: - Tenant(s) must pay & complete the application provided by Zillow and will be reviewed by owner before owner will show property. No exceptions will be made. - All Tenant(s) applying must make 3x the rent, all have a minimum of a 680+ credit score, no prior evictions, clean background check & verifiable income by providing 3 most recent paystubs to owner - job offer letters stating salary or wage will not be considered - verifiable income must come directly from employer issued pay stubs. Having on time payment history with a below 680 credit score will not be considered either. Any applications that do not meet the listed requirements will be denied by owner. - This lease is only to be occupied by the signing tenant(s). No leases with parents signing lease on behalf of their children, friends, family members or any other relatives etc. who will occupy the property will be considered. No exceptions will be made. - Tenant(s) that are flexible with a move in date on, around or after the advertised day of listed availability will have higher preference as owner is buying another property & this lease will be contingent upon that closing date. Owner will need at least a month and a half to get out of home from the time lease is signed. - Minimum 1 year lease is required with a long term lease preferred (1+ years). - This is NOT a rent to own property now or in the future. - 1 small dog under 40lbs ok. No other animals will be permitted and preference will be given to those without pets.
