38757 Hedge Lane, Fontana, KS Tenant Utility Responsibilities: Monthly rent of $1,850 includes use of the property only. Tenants are responsible for establishing and maintaining accounts for the following utilities in their name prior to move-in: - Electric Tenant responsibility - Gas Tenant responsibility - Sewer Tenant responsibility - Trash Tenant responsibility - Internet/Cable Tenant arranges service independently; provider availability varies by location Landlord-Paid Utilities: - Water Included. Pet Policy: Pets considered with prior written approval. $750 refundable pet deposit required. Tenant assumes full liability for any pet-related damage beyond normal wear and tear. No aggressive breeds without prior written landlord approval. Tenant Maintenance Responsibilities: Tenant responsible for lawn mowing, general yard upkeep, and exterior debris removal.
