Lease terms

1 year minimum lease. No smoking permitted inside the house Privated gated community with HOA does not allow to park on the street at night. Tenants will pay for all utilities bills including electric, gas, internet, water and other bills stipulated in this agreement. HOA will be paid by Owner. No pets allowed unless accepted by owner. Rent will not be increased after a year if renters does not fail to pay rent on time due on day 1st. All appliances included, and will not be repaired or replaced by Owner if any malfunction or internal damage. Tenants will cover up to $100 for small repairs requiered during the lease period. 1 month rent of $2600, 1 month deposit of $2600 and cleaning Fee of $350 due at the beginning of lease. 1 month deposit will be refunded in full if renters does not cause any damage to the property. Cleaning fee not refundable. Inspection of the Interior of the House requiered every 6 months by owner. Renters will pay for all legal fees if eviction occur during the lease agreement. Renters will be evicted a need to vacate property immediately if no payment is received after 10 days of due day of the monthly payment as stipulated in this agreement. Tenants will be given 30 days' written notice to vacate the property if the home is sold at any time during the term of the lease agreement. Flexible Owner for Responsible Renters.
