Lease terms

This is a family owned property (i.e. landlord is not an institution), Landlord offers 11-month lease to new tenants the first year and a 12-month lease thereafter. Tenant is responsible for utilities (electricity, gas, water, garbage removal, internet) and yard maintenance. Up to two dogs are allowed as long as they are under 80 pounds each (most breeds are under 80 pounds). Sorry, no cats. $300 refundable pet deposit. Pet rent is $30/month. Security deposit is equal to 1-month of base rent. Renter's insurance required before possession. No smoking inside. All occupants over the age of 18 must submit an application with the necessary credit history and background checks. PORTABLE TENANT SCREENING REPORT DISCLOSURE In accordance with C.R.S. 38-12-902(2.5), prospective tenants have the right to provide to the landlord a portable tenant screening report, as defined in Section 38-12-902(2.5), Colorado Revised Statutes; and if the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from charging the prospective tenant a rental application fee; or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report. Contact the landlord directly if you have a portable tenant screening report. This landlord relies heavily on Zillow to process applications. We encourage everyone that doesn't already have a valid Portable Tenant Screening Report (PTSR) to go ahead and apply through Zillow and have Zillow handle the necessary credit and background checks. Please contact Zillow directly for questions regarding their application process. If one adult occupant already has a Portable Tenant Screening Report not through Zillow then that applicant should contact the landlord and clearly state they already have a PTSR so the landlord can arrange to process the application without charge and independent of Zillow. Generally valid Portable Tenant Screening Reports include but are not limited to: 1. Identity verification 2. Employment and Income verification 3. Rental History 4. Credit History 5. Criminal History 6. Must be less than 30 days old to be "valid" 7. Must be offered to landlord at no cost to the landlord Generally, Zillow's application usually covers all the criteria for a valid Portable Tenant Screening Report. The landlord reserves the right to run an independent screening report at no cost to the applicant. At any time if Zillow's application process does not meet the definition of a valid Portable Tenant Screening Report, then the landlord reserves the right to reject Zillow's report and ask the applicant to either produce a valid report or charge the applicant to run a valid report.
