Lease terms

12+ month lease. There is a monthly HOA fee $106/mo on top of base rent (covers amenity access, road snow removal, landscaping, lawn care, common space cleaning and maintenance) Tenant pays all utilities. Renter's insurance is required. Deposit OAC: Equivalent of the total monthly payment including all fees. Non-refundable $600 will be applied towards cleaning and carpet cleaning upon move-out. Credit below 620 may require double the normal deposit. [ PET POLICY ] Pets are not automatically permitted. Any request to keep a pet will be considered at the Landlord's sole discretion on a case-by-case basis. If a pet is approved, the Tenant may be required to pay a minimum $600 refundable pet deposit and monthly pet rent ($25-50 per pet), must be housebroken. Breed restrictions may apply. HOA allows max 2 dog per unit. Application Qualification Standards: - Monthly household income must exceed $6,125. Income must be from a steady, gainful job. Please provide income verification: Pay stubs and 2025 W2/Tax Return, and bank statements from the previous 3 months. - Positive references are required from the applicant's last two landlords, and there must be no evictions or unpaid judgments from previous landlords. - Applicants must demonstrate a res ponsible financial life, including a minimum credit score of 620. - A credit report and background check is required for all applicants over 18 years old.
