Rent & Fees Rent: $2,350/month, due on the 1st Late fee: $75 after the 8th of the month Security deposit: $2,350 (one month's rent), returned within 45 days of move-out per Virginia law Application fee: $50 per adult applicant (background & credit check) Utilities Tenant pays: Electric, gas, Water and internet/cable Included in rent : HOA fee only (covers common area maintenance, exterior upkeep, and community amenities) Tip: Average electric + gas for a unit this size in Northern Virginia runs roughly $80 150/month depending on season Parking One assigned parking space included (spot 211). Guest parking available on-site. No additional vehicles without prior approval. Pets Considered on a case-by-case basis. If approved: pet deposit of $300 500 (non-refundable). Breed and size restrictions may apply per HOA rules. No pets without written approval. Smoking No smoking of any kind inside the unit or on the patio. Violations are grounds for lease termination. Guests & Occupancy Maximum occupancy per Fairfax County guidelines. Guests staying longer than 14 consecutive days must be approved in writing. Unauthorized occupants are a lease violation. HOA Rules Tenant is required to comply with all Steppes of Barcroft HOA rules and regulations. Fines resulting from tenant violations are the tenant's responsibility. Maintenance Tenant responsible for minor maintenance (light bulbs, batteries, drain cleaning). Landlord responsible for major systems (HVAC, plumbing, appliances). All repair requests must be submitted in writing. Do not attempt repairs without landlord approval. Move-Out 60-day written notice required before vacating. Unit must be returned in same condition as move-in (normal wear and tear excepted). Professional carpet/floor cleaning may be required upon move-out.
