Lease terms

12-month lease required. Security deposit and first month's rent due prior to move-in. Tenant responsible for shared portion of utilities unless otherwise agreed in writing. No smoking or vaping permitted inside the home or on premises. Pets considered on a case-by-case basis with prior written approval, non-refundable pet fee, and/or additional deposit. Unauthorized pets are grounds for lease violation. No subleasing, short-term rentals, or additional occupants without written landlord approval. Tenant must maintain property in clean condition and comply with HOA/community rules. Rent due on the 1st of each month; late fees apply per lease terms. Parking permitted only in designated areas. Background, credit, income, rental history, and eviction screening required for all applicants over 18. False information on application is grounds for denial or termination of lease.
