Showing & Availability: Showings are by appointment and managed remotely. Once an appointment is confirmed, access instructions will be provided when the applicant arrives and calls for the scheduled showing. Available now. Move-in date may be flexible based on approved application, lease signing, and payment of required move-in funds. Showings and communication are currently conducted in English. Applicants are welcome to have an interpreter or English-speaking person assist with the showing, application, and questions. Rent & Lease Terms: Rent is $1,500/month with a $1,500 security deposit. 12-month lease required. Utilities and internet are not included. Tenant pays all utilities and internet. This is a smoke-free unit/property. Smoking, vaping, or use of tobacco, marijuana, or similar products is not permitted inside the unit. Pet Policy: Up to one small dog may be allowed with prior approval, $25/month pet rent, and $300 pet deposit. Up to one cat may be allowed with prior approval, $25/month pet rent, and $300 pet deposit. Assistance animals are reviewed in accordance with applicable law and are not treated as pets. Rental Criteria: Applicants must meet published rental criteria, including income, credit, rental history, and background screening. Minimum credit score is 600. Household gross monthly income must be at least 2.5x the monthly rent, which equals $3,750/month for this unit. Applicants should include 2 recent pay stubs and/or bank statements from the past 90 days with their application. Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving prior rented properties in good order. Significant adverse rental history may disqualify an applicant. All applicants age 18 and older are subject to a criminal background check. Criminal history may result in denial when it is relevant to the safety of residents, neighbors, the property, or the peaceful enjoyment of the premises. If potentially disqualifying history is found, an individualized assessment will be conducted, considering the nature, severity, and age of the offense, subsequent conduct, rental history, and any evidence of rehabilitation or mitigating circumstances. Arrests alone, dismissed charges, expunged records, or unverifiable records will not automatically result in denial. Occupancy is generally limited to two persons per bedroom, subject to applicable law, unit size, configuration, age of occupants, and reasonable accommodation requirements.
