The fully stocked kitchen includes stainless steel appliances, cookware, dishes, a drip coffee maker, and a Keurig. The spacious living room boasts a large flat-screen TV, perfect for movie nights or game-day viewing. Enjoy the convenience of an in-unit washer and dryer and fast Wi-Fi. This townhome is EV friendly, equipped with a Level 2 EV charger (SAE J1772 connector) for convenient charging, and offers an attached garage for easy parking and access to the community pool for cooling off during warm Texas days. Located just minutes from Texas A&M, this townhome is conveniently situated near Kyle Field, Century Square, and the Northgate District, all within a 10-minute drive. Essential amenities like H-E-B, Target, and Starbucks are also nearby. Smoking is NOT allowed in or on the properties. If evidence of smoking is detected, $400 will be retained from your deposit to deodorize the home. Do not turn the thermostat below 69 degrees during the summer, as the unit could freeze, and the Guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees. People other than those accounted for in the booking agreement may not stay overnight in the property. If unauthorized guests are found to have stayed, a fee of $200 will be retained from your deposit plus $50 per person. All the properties are privately owned. The Homeowners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises. Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses, as parties are prohibited. Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property and do not take outdoor furniture inside of the property. Pets are NOT allowed at this property, with the exception of legally documented service animals. Guest must provide documentation upon request. If any pets are found in/on the property without a previous agreement, the Guest will be fined $200, and the booking will be terminated. Parking is allowed on the driveway at the back of the house and on the street in the front. Be mindful of all street signs. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty, you may be billed for additional cleaning time. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, the Guest will be charged the cost of the plumbing repair. Absolutely no candles may be burned in the house or on the property. There is currently not a grill available. Guests will need to provide their own paper goods. An initial setup of trash liners, toilet paper, and hand soap is provided. Extra items needed are the responsibility of the Guest (e.g., toothpaste, soap, extra toilet paper, shampoo, etc.). No trash or other items may be left on the property. Please collect all trash, bag it, and place it into the city garbage bin. There will be a $25 charge if this rule is not followed. Close and lock all windows, close blinds, and lock all doors. Contact the Booking Agent immediately should any difficulty arise in properly securing the property. If the Guest wishes to have an event at the property, permission must be obtained from the Booking Agent and Homeowner. An event fee will be added. Should there be security cameras, guests may not alter, tamper with, or access in any way. Failure to follow this rule will result in charges to the Guest for the full amount of the damages caused by such failure. Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest in case of emergency. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises. There is a neighborhood pool available for use. Follow ALL pool rules posted at the pool. Fast Wi-Fi is available for work or streaming.
