This property will be available for rent on September 8, 2026. Home comes fully furnished. Lease Options: 6-month Lease or Yearly Lease. Utilities: Tenants are responsible for electricity, water, internet and BBQ propane. Pest control treatments and trash collection are paid by the landlord. (Turnkey Option: rent as advertised plus $300, whereby Landlord will also be responsible for electricity, water and internet. If tenants exceed $300 monthly allowance, tenants will be provided associated bills and be responsible for delta over $300). Septic Deposit: $500 deposit held; refundable if no tenant negligence occurs. Negligence is determined by a licensed, insured septic company in Payson, AZ. Costs above $500 due to tenant negligence must be paid within 14 days. Smoking Policy: no smoking is permitted inside the cabin or on the property. Parking on the property is limited to 4 vehicles. Outdoor fires are not allowed on the property. Criteria for renting:: Income: must earn at least 2.5x the monthly rent (verifiable income only). Credit Score: 650+ preferred. Below that may require a co-signer or higher deposit. Rental History: No evictions in the last 5 years. 2+ years of solid rental history with positive references. Criminal Background: No violent, property, or serious drug offenses within the past 7 years. ID Requirements: Government-issued photo ID and SSN. All adults 18+ must apply. Disqualifiers: False info, unverifiable income. Occupancy (4 persons Max): 2 persons max per bedroom. Fees & Deposit: non-refundable application fee per adult. Security deposit: one month's rent. Pet Policy: no pets. Maintenance Responsibilities: Tenants are responsible for routine upkeep, including regular trash disposal, maintaining cleanliness of the property and snow removal. Any repairs or maintenance required due to tenant negligence will be billed to the tenant. Tenant shall report any major maintenance needs or repairs to the landlord promptly. Inspections: Landlord reserves the right to schedule property inspections with 48 hours' notice.
