Lease terms

1. This is a one year (and two months) lease, ending on noon, 31 July 2027. 2. This unit has two bedrooms, two bathrooms, office (can easily turn into another bedroom), large living room, dining room, kitchen with a breakfast nook, laundry room, attached two cars garage, a private fenced yard, an East facing covered patio, and a South facing patio. 3. The tenant is responsible for all required services, such as, utilities, Internet Services, cable television, etc. and their related deposits and transfer fees. Dependent on usage (an estimated cost): a. Utilities (Fort Collins Utilities - electricity) is about $60.00 per month. b. XCEL (natural gas) is about $50.00 per month. c. COMCAST (dependent on type of service) is about $110.00 per month, internet service only, service dependent. 4. Can not install a satellite dish anywhere on the outside wall, roof of property or puncture any hole on the premise. 5. Tenant can pay for renter's insurance, through their insurance company. 6. Sewage and Homeowner Association fees are paid by the landlord. 7. No holes on the walls. No nails, pins, etc. Please use 3M command strips to hang pictures, wall art, etc. 8. No smoking and no pet, inside or outside patio of the townhome, anywhere on the premise. 9. No sub-leasing the premise. 10. Before terminating the lease and moving out of the premise, the Resident will hire a professional carpet/floor cleaning company to clean the carpet/floor and dryer vent, and ensure that the property (interior and exterior) is debris free. 11. There are three patios: a. a covered East facing patio. b. a private West facing patio. c. a South facing patio. 12. This is a corner unit with South facing windows and storm doors (on East and South doors) for the Winter sun warmth. There is no step, and is handicap (wheelchair) friendly. 13. There is a clubhouse with a community swimming pool. 14. Zack Elementary School, Preston Middle School, Fossil Ridge High School and Twin Silo Park are approximately one (1) mile from the premise. 15. Nearby: A Fort Collins City Library, dinning/shopping district, along with a CDOT Park and Ride off Harmony Road; located near the Northwest corner of I-25 and Harmony Road. 16. Any maintenance issue with the property, call the property manager. 17. There is no requirement for yard work or snow removal.
