BEWARE of FRAUD - Only the documented representative of ABC Bound LLC is authorized to make any contract for this property. The lease document is available for your review in advance. It is a contractual document and you are encouraged to read and understand your obligations prior to signing. Tenant will provide their own utilities, and routine maintenance which may include changing of light bulbs, furnace filters, exterior grounds maintenance beyond what is supplied by the HOA agreement. Property manager will provide repair and replacement of all needs of normal wear and tear. Landlord is responsible for destructive pest control- please inquire about what is covered. Tenant will be responsible for nuisance insect control should it be needed. There has not been any pest control issue in the last 9 years. No smoking indoors. A pet deposit (TBD) will be required. The property insurance restricts certain breeds of pet. A 12 month lease, and the home is unfurnished. A criminal and fiscal background check will be required including credit and rental history. Sept. 1st is the earliest possible move in date based on the current occupant move out date and status. Do not make an unscheduled visit and disturb the current occupant. I will show my tenants privacy respect, please do the same.
