Lease terms

**Lease Terms & Conditions Tenant is responsible for all utilities, including gas, electricity, water, internet/cable, lawn care, and trash removal. No smoking, vaping, or illegal activity is permitted inside the property. Pets may be considered with prior owner approval, pet screening if required, and an additional pet deposit or monthly pet fee. Minimum lease term is 12 months. Rent is due on the 1st of each month, with late fees applying after the 5th. Security deposit and first month's rent are required before move-in. Renter's insurance must be maintained throughout the lease term. Tenant is responsible for keeping the property clean, reporting maintenance issues promptly, and avoiding damage beyond normal wear and tear. No subleasing, short-term rentals, Airbnb use, or unauthorized occupants are permitted without written owner consent. Quiet hours are from 10 PM to 7 AM. Tenant must comply with all HOA/community rules, parking guidelines, and local regulations. Any modifications, painting, wall mounting, or major changes to the property require prior written approval from the owner. The property must be returned in clean condition at the end of the lease.
