Lease terms

NO-SMOKING POLICY Prohibited Substances: Smoking, vaping, or using tobacco, marijuana, and e-cigarettes is strictly prohibited anywhere on the premises. Prohibited Areas: This ban applies to the inside of the rental unit, balconies, patios, common areas, and all exterior grounds. Guests: Tenant is responsible for ensuring that all guests, visitors, and family members also comply with this policy. Violation: Smoking in the unit constitutes a material breach of the Lease. The Tenant will be held financially responsible for all damages, cleaning, and odor remediation costs caused by smoke. UTILITIES Tenant agrees to assume full financial responsibility for all utilities servicing the property for the duration of the lease.This includes, but is not limited to: electricity, water, sewer, and trash. Tenant must transfer all applicable utility accounts into their name on or before the lease start date. Failure to maintain active utility services will be considered a breach of the lease. PETS Damage from pets on the premise will be paid with initial renter pet deposit. If damages exceed initial pet deposit amount, landlord will contact renter. Grilling Make sure to grill with open air above barbecue grill enclosure. Any damages to soffits, gutters, or siding from grilling resulting in repair costs will be responsibility of tenant.
