# RENTAL TERMS AUSTIN EXECUTIVE LEASE **Monthly Rent $9,900 **Security Deposit 1 month rent (subject to qualification) **Lease Term 12 months minimum (longer terms preferred) ## UTILITIES Tenant is responsible for all utilities associated with the property, including but not limited to: * Electricity * Water and wastewater * Gas (if applicable) * Trash and recycling * Internet and cable services * Any utility deposits, connection, or transfer fees ## SMOKING POLICY No smoking is permitted anywhere on the property, including interior spaces, garage, patios, or outdoor living areas. This includes tobacco, vaping, and similar products. ## PET POLICY No pets are allowed on the property. Unauthorized pets are considered a lease violation and may result in lease enforcement actions and/or deductions from the security deposit. (Service animals will be handled in accordance with applicable law.) ## SERVICE & MAINTENANCE ALLOWANCE Landlord agrees to provide an allowance for eligible service and maintenance costs. Landlord will cover up to 300 per month not to exceed 3,000 per calendar year for eligible service and maintenance, including: * Routine appliance service and minor repairs * HVAC preventative maintenance and two annual tune-ups * Standard diagnostic service calls for non-emergency issues Eligible service and maintenance excludes: * Tenant-caused damage, misuse, neglect, or abuse * Major system or capital replacements (HVAC, roof, plumbing mains, etc.) * Cosmetic or elective upgrades Tenant is responsible for any costs exceeding the allowance. ## SERVICE REQUEST SCHEDULING Non-emergency service and maintenance requests shall be scheduled during normal business hours unless the issue constitutes an emergency or safety-related condition requiring immediate attention. Emergency conditions include, but are not limited to: * Active water leaks or flooding * Electrical hazards or power loss affecting habitability * HVAC failure during extreme weather conditions * Any condition posing an immediate risk to health or safety ## SECURITY DEPOSIT USE Security deposit may be used for: * Unpaid rent * Damage beyond normal wear and tear * Lease violations * Excess cleaning or repair costs Deposit disposition will comply with Texas law. ## TENANT RESPONSIBILITY Tenant is responsible for proper care and maintenance of the home and all systems, and for any damage resulting from negligence, misuse, or improper operation.
