SOLAR SYSTEM & UTILITIES The Property is equipped with an owner-owned solar energy system. Landlord shall remain solely responsible for the solar system financing and ownership. Tenant agrees to pay a fixed monthly solar usage fee of $206.00, due with and in addition to rent. Tenant shall establish and maintain all utilities in Tenant's name, including but not limited to electricity, gas, water, trash, sewer, and internet. Tenant is responsible for: All electricity usage charges Any amounts exceeding solar production Any annual or periodic "true-up" bills from the utility provider The solar fee is fixed and does not fluctuate based on usage. LATE FEES If rent is not received within 5 calendar days of the due date, Tenant agrees to pay a late fee of $75.00. OCCUPANTS The Premises shall be occupied only by approved Tenant(s). No additional persons may reside in the Premises for more than 14 consecutive days or 30 total days in any calendar year without prior written consent from Landlord. USE OF PROPERTY Property shall be used for residential purposes only. No illegal activity is permitted. MAINTENANCE & REPAIRS Tenant agrees to: Maintain the Property in clean and sanitary condition Promptly notify Landlord of needed repairs Be responsible for damages caused by Tenant, guests, or pets. Landlord shall be responsible for major repairs not caused by Tenant misuse. LANDSCAPING & EXTERIOR Tenant agrees to maintain yard, landscaping, and exterior areas (if applicable), unless otherwise agreed in writing. ALTERATIONS Tenant shall not make alterations, paint, or improvements without prior written consent from Landlord. ENTRY BY LANDLORD Landlord may enter the Property with at least 24 hours' notice for: Repairs Inspections Showing to prospective buyers or tenants Immediate entry allowed in emergencies. PETS Pets are not permitted on the Premises without the prior written consent of Landlord.If approved, Tenant agrees to comply with all pre-related rules and regulations, including payment of any applicable pet deposit or fees. Tenant shall be responsible for any damage caused by pets and agrees to maintain the Premises in a clean and sanitary condition. Unauthorized pets shall constitute a violation of this Agreement and may result in termination of tenancy. SMOKING Smoking is prohibited on the Property. INSURANCE Tenant is strongly encouraged to obtain renter's insurance. Landlord is not responsible for Tenant's personal property. DEFAULT Failure to pay rent, solar fee, or utilities, or violation of lease terms, shall constitute default and may result in termination of tenancy. HOLDOVER If Tenant remains after lease expiration without written consent, tenancy shall convert to month-to-month at a rental rate determined by Landlord. GOVERNING LAW This Agreement shall be governed by the laws of the State of California.
