Lease terms

Renter pays for water ($40/month), electricity ($80 - $120/month), garbage pick-up ($18/month), internet/phone ($100/month). Yard Maintenance: Landlord mows and edges the grass. Tenant monitors watering, keeps the yard and walkways free of debris from the trees, and keeps the gardens weed-free and pruned. Snow Removal: Landlord plows driveway. Tenant shovels walkways. No more than two vehicles may be parked at the property, either in the garage or on the driveway in front of the garage. No smoking or vaping. A pet (cat, small dog) may be allowed if the animal is an established member of the family and tenant shows that he/she is a responsible pet owner. One-year leases only. No month-to-month leases, even after one year. Application Process: Applicants physically visit the property and meet the landlords face-to-face. All persons and pets planning to live in the house must be present during the walk-thru and meeting. Then applicants fill out an application which asks for the following items. A full credit report. Three housing references who can report on the applicant's conduct as a resident. Five years' employment and housing history with names, addresses, and phone numbers. Applicant's current address and phone number. Information on all vehicles to be parked at the property. Valid government-issued ID. Proof of income. Successful applicants have excellent credit (700+), take pride in the care and appearance of their homes, earn enough income (2.5 x rent) to meet their expenses, have a stable local housing and work history, and pay their bills on time.
