COMMERCIAL LEASE AGREEMENT. A full and detailed lease agreement containing all terms, conditions, and provisions will be presented to the Tenant for review and execution at the time of signing. The Tenant acknowledges that the final executed lease shall govern the rental relationship in its entirety. 1. Term and Rent Landlord hereby demises the above-described premises for a term of twelve (12) months. The monthly rent shall be One Thousand Dollars ($1,000.00), payable in advance on the first (1st) day of each month without demand or deduction. Security Deposit: Tenant shall pay a security deposit in the amount of One Thousand Dollars ($1,000.00) at the time of lease signing. This security deposit shall be held by the Landlord as security for the performance of Tenant's obligations under this Lease and may be used to cover any damages, unpaid rent, or costs incurred due to Tenant's default, subject to applicable law. Upon execution of this Lease, Tenant shall pay both the first month's rent and the full security deposit. 2. Use of Premises Tenant shall use and occupy the premises solely for the purpose of commercial office space and for no other use. Landlord represents that the premises may be lawfully used for such purpose. There shall be no storage of trash, dumpsters, containers, receptacles, or other structures anywhere on the demised property without prior written consent of the Landlord. 3. Alterations Tenant shall not make any alterations, additions, or improvements in, to, or about the premises without first obtaining written consent from the Landlord. 4. Ordinances and Statutes Tenant shall comply with all statutes, ordinances, and requirements of all municipal, state, and federal authorities now in force or which may hereafter be in force, pertaining to the premises or the Tenant's use thereof. 5. Use of Leased Premises The Tenant may use the leased premises solely as office space. 6. Maintenance of Premises and Improvements Landlord shall be solely responsible for the maintenance, repair, and upkeep of the interior of the premises at Landlord's own expense. Tenant shall notify Landlord promptly of any necessary repairs. 7. Liability Insurance Tenant shall, at Tenant's expense, maintain comprehensive public liability and property damage insurance with minimum coverage of $1,000,000.00 for bodily injury or death of two or more persons in any one occurrence and $500,000.00 for property damage resulting from any one occurrence. 8. Inspection Landlord shall have the right to inspect all parts of the leased premises at reasonable times during business hours. 9. Quiet Enjoyment So long as Tenant is not in default under any covenant or agreement of this lease, Tenant's quiet and peaceful enjoyment of the leased premises shall not be disturbed or interfered with by Landlord or any person claiming through or under Landlord. 10. Utilities Landlord shall pay all charges for oil, electricity, heat, light, water, and sewer. Tenant shall be responsible for telephone, internet, trash removal, and any other utilities or services required for Tenant's office operations. 11. Notice All notices, elections, demands, requests, and communications under this lease shall be in writing, signed by the party making the same, and shall be sent by certified or registered United States mail.
