Lease terms

Rental Terms & Policies Utilities * Owner pays for heating oil (heat) for 2150 within reasonable usage. If tenant wants to pay for heat, rent is 2000 flat as heat is separate from second unit. Water is included regardless. * Tenants are responsible for electricity and any optional services they choose to add, such as internet or cable. Parking * Off-street parking is available in the rear of the property. * The parking area can accommodate multiple vehicles; however, the rental includes parking for up to two tenant vehicles. * One garage space is included with the rental. * Tenants must keep the rear gate/exit area clear at all times and may not block access to the far-right garage space, which is reserved for owner use. * Vehicles must be parked responsibly and may not interfere with access, maintenance, or other property needs. * The basement contains essential building systems, including the boiler, water heater, and electrical panels. These areas must remain accessible and free of stored items at all times. * Tenants may not obstruct utility equipment, electrical panels, shutoffs, or access pathways. * Owner reserves the right to access utility areas for maintenance, repairs, inspections, or emergencies with appropriate notice when required. Security Deposit & Lease Terms * A security deposit is required prior to move-in and will be handled in accordance with Connecticut landlord-tenant requirements. * The security deposit may be used for allowable deductions, including damages beyond normal wear and tear, unpaid rent, or other tenant obligations. * Tenant is responsible for maintaining the property in good condition and notifying the owner promptly of any maintenance concerns. Property Care * Tenants are expected to maintain the unit, finished bonus space, parking areas, and exterior areas in a clean and safe condition. * Tenant is responsible for damage caused by negligence, misuse, or failure to properly maintain the property. * All occupants must follow safety requirements and the terms of the lease agreement.
