Lease terms

$2,500.00 due monthly. Section 8 welcomed. Owner pays for water & sewer. Owner cuts grass & shovels crosswalk & porch. Renter is in charge of gas, light, cable & any other bills in the home. Renter is also in charge of taking their garbage out every Sunday night for pickup Monday mornings. No smoking allowed in the home. No littering, no late night music, no pool, trampoline, swing set or working on cars on property. Rent is due from the 1st - 10th. I accept Zelle, Cash App, Venmo or Cash. Any late payment after the 10th the tenant will have to pay a $100 late fee & everyday after will be a $25.00 fee. No painting walls or trying to upgrade the apartment without my permission. You're responsible for any damages in the apartment. I prefer no pets but I am negotiable. If so it will be an additional $50.00 monthly added on to your rent for a pet. Any damages or violations of the lease can cause a non renewal of your lease term or even an end to your lease before the lease is up and deductions from your security deposit. Any issues in the home or leaks / problems I should be contacted directly immediately. All tenants must have renters insurance upon move in with proof along with proof every year upon renewal of your lease. Lease will be a 1 year term and every year will be renewed for another year. All tenants must keep the apartment clean as well as the basement & outside of the home. No hoarding in the home. Any holes in the wall from hanging up a TV, picture frames or anything will be deducted from your security deposit if you are to move out some day.
