We require rental applications to be completed for every person over the age of 18 residing in the property. The application fee is $35. Applications are processed Mondays through Fridays between 10 am and 4 pm. It can take up to 2 business days to process the application. Points are assigned based on income, length of employment, rental history, and credit history. Scoring Criteria: Income: Verified income 2 times the rent = 1 point Verified income 2.5 times the rent = 2 points Verified income 3 times the rent = 3 points Length of Employment 1 to 3 years = 1 point 3 or more years = 2 points Rental History No rental history = 1 point On time rent payments/good reference = 2 points Late payment but paid each month = 0 points Bad rental record/eviction = - 2 points and/or rejection of application Credit Reporting Under 550 = - 2 points No Score = -1 point 550 - 600 = 1 point 601 - 650 = 2 points 651 - 700 = 3 points 701 - 750 = 4 points 751 or higher = 5 points For every public record judgement and negative rating = -1 point For unpaid judgements = -2 points and/or rejection of application Bankruptcy Filed in current year = -2 points Filed in 1 - 3 years = -1 points If an applicant is able to reach 3 points or more then they are approved to rent the unit. If the applicant has between 1 and 2 points they must have a cosigner. All other applicants will be denied. There is a $500 pet fee required per pet with a 2 pet maximum. No smoking is permitted inside of the premises. All pets must undergo screening at https concordrealty.
