Tenant is responsible for electricity, gas, water, sewer, garbage, internet, and any other utilities or services used at the property, unless otherwise agreed in writing. No smoking or vaping allowed inside the home or on the property. No pets allowed. Assistance animals required as a reasonable accommodation under applicable fair housing laws will be reviewed separately and are not considered pets. This home is located in an HOA community. Tenant must follow all HOA rules, community guidelines, parking rules, noise rules, trash/recycling rules, landscaping rules, and any other applicable community requirements. Tenant is responsible for any HOA violation, fine, fee, charge, or penalty caused by the tenant, tenant's guests, or tenant's actions. Tenant agrees to reimburse the owner for any such charges within 30 days of receiving written notice. Tenant is responsible for keeping the home, yard, front yard, side yard, and backyard clean and well maintained. Grass, weeds, trash, debris, and outdoor items must be maintained in a neat condition and in compliance with HOA standards. Tenant must keep the front and side yard from becoming overgrown or unsightly. The backyard includes raised garden beds, pavers, a greenhouse, and a pergola. Tenant must maintain these areas in their current condition, keep them clean, and may not remove, damage, alter, or make changes to these features without prior written approval from the owner. Security deposit is $3,000 and is due before move-in. First month's rent is due at move-in. Preferred lease term is 12 months. Please note: the home currently has two bathrooms ready for use. The primary/master bathroom is currently being remodeled, and the owner is working with a contractor to complete the remodel as soon as possible. Applicants will be screened using Zillow Rental Manager and must meet the posted screening criteria, which may include income verification, credit history, background check, rental history, employment verification, references, and ability to pay rent. Applications may be denied based on failure to meet the screening criteria, incomplete or inaccurate information, unsatisfactory rental history, insufficient income, poor credit history, relevant criminal history as permitted by law, or other lawful reasons. Reusable tenant screening reports are not accepted at this time. Applicants must apply through Zillow Rental Manager.
