RESIDENTIAL LEASE AGREEMENT (ONE-YEAR) This Residential Lease Agreement ("Lease") is entered into on ____________________, 2026, by and between: Landlord: Louis Baldanza Tenant(s): Property 37811 Chancey Road, Lot 147 Southern Charm RV Community Resort Zephyrhills, FL 33541 Lease Term This Lease shall begin on ____________________, 2026, and end on ____________________, 2027, for a period of one (1) year. Monthly Rent Tenant agrees to pay $1,450.00 per month, due on the 1st day of each month. A late fee of $50.00 will be charged if rent is not received by the 5th day of the month. A fee permitted under Florida law will apply for any returned check or failed electronic payment. Security Deposit A security deposit of $1,450.00 is due prior to move-in. Included in Rent Monthly rent includes: * Water * Sewer * Lawn maintenance * Electric allowance up to $100.00 per month If the monthly electric bill exceeds $100.00, Tenant agrees to reimburse the Landlord for the amount over $100.00 within ten (10) days after receiving a copy of the electric bill. Occupancy This property is located in a 55+ community. At least one (1) occupant must be fifty-five (55) years of age or older. A second occupant may be forty-five (45) years of age or older, subject to the rules and approval requirements of Southern Charm RV Community Resort. Only the individuals listed on this Lease may occupy the property. No additional occupants are permitted without the Landlord's written approval. Tenant agrees to comply with all rules and regulations of Southern Charm RV Community Resort. Community Approval This Lease is contingent upon Tenant receiving approval from Southern Charm RV Community Resort. If Tenant is not approved, this Lease shall be void, and any prepaid rent or security deposit shall be returned, less any non-refundable fees charged by the community. No Pets No pets are permitted on the property without the Landlord's prior written consent. Non-Smoking This is a non-smoking property. Smoking or vaping is not permitted inside the home. Maintenance Tenant agrees to: * Keep the property clean and sanitary. * Promptly report maintenance issues. * Replace light bulbs and smoke detector batteries as needed. * Replace HVAC air filter every 60 90 days or as needed. * Be responsible for any damage caused by negligence or misuse. House Rules * No illegal activity. * No subleasing. * No Airbnb, VRBO, or short-term rentals. * Overnight guests staying longer than fourteen (14) consecutive days require written approval from the Landlord. * No alterations or improvements without written permission. * Tenant agrees to follow all community rules. Renter's Insurance Tenant agrees to maintain renter's insurance throughout the lease term. Move-Out Tenant agrees to: * Return the property clean. * Remove all personal belongings. * Return all keys. * Pay for damages beyond normal wear and tear. Renewal At the end of this Lease, tenancy may continue on a month-to-month basis only if both parties agree in writing. Governing Law This Lease shall be governed by the laws of the State of Florida.
