Requirements of Applicants: - 12 months lease - Each adult 18 years or older must submit an application through Zillow - 700+ credit score - Gross income 2.5 times the monthly rent and verifiable monthly income - Rental history - Valid driver's license or government issued ID - References may be required - Renters insurance, minimum $100,000 liability coverage - NO SMOKING inside or outside the house - Tenant pays for all utilities, including water, sewage, gas, electricity, internet, cable. Landlord Responsible For: - Furnace and A/C maintenance, furnace filter change every 6 to 12 months. - Owner responsible for tree trimming. ** All applicants must submit a rental application through Zillow in order to schedule a tour or showing ** Please include information for number of adults, children, and/or pet(s) that would be living in the home with you ** Rental application through Zillow is $35 per person and includes credit and background check. The application and fee is reusable on Zillow within a 30-day period for submitting applications to an unlimited number of participating landlords on Zillow. Credit and background check information is pulled once during the 30-day period. Pet Policy: - Up to 2 dogs is welcome on a case-by-case basis with additional pet deposit of $500 and pet rent of $75 per pet per month. - Non-aggressive, non-destructive, potty-trained and house-trained, well-behaving pets only. - A pet profile is required containing the pet's name, age, weight, breed, and photo.
