First, last and security due upon signing the lease. Tenant responsible for utilities and lawn care, one year lease, parking only allowed in driveway, no smoking inside the property, up to two pets allowed ($25/pet/mo added to rent and extra $250/pet clean fee). Tenant responsible for any small repairs up to $150 that are needed and must change a/c filter as needed or quarterly (we will provide the filters). Tenant is also responsible for putting up hurricane shutters within 24 hours of cat 2 hurricane warning being issued in the area. Early termination fee equal to two months rent.
