Lease terms

A 12-month lease is required. Monthly rent is $2,995, and the security deposit is $2,995. Rent is due on the first day of each month. A grace period is provided through the fifth day, and a one-time late fee of $135 applies beginning on the sixth day if rent remains unpaid. Tenant is responsible for all utilities and routine lawn care, including mowing, edging, trimming, leaf removal, and general yard cleanup. The owner will continue to provide periodic weed-control and fertilization service. No smoking or vaping is permitted inside the home or garage. Dogs may be considered on a case-by-case basis. A maximum of two approved pets is allowed. The nonrefundable pet fee is $350 for the first pet and $200 for the second pet, plus $35 per month in pet rent for each approved pet. Age, behavior, training, and rental-history restrictions may apply. Applicants must have combined verifiable gross household income of at least three times the monthly rent. A minimum credit score of 650 is preferred, along with satisfactory rental history, landlord references, and background screening. Every adult who will occupy the home must complete a separate application and screening. The first month's rent, or prorated rent when applicable, and the security deposit must be paid before possession and keys are provided.
