*1 year lease required. * $2750 lease payment *We require 1st / Last and $1500 Deposit for a total of $7000 * 1st months lease payment will be prorated according to the applicable lease start date. *Security deposit does not go towards the final payment, security deposit is for any damage or repairs/ *final cleaning needed upon moving out and final inspection. *If lease is broken there will be a fee equal to 1 months lease payment that will apply. *Rent is due on the 1st of the month and is considered late after 5 days,and late fees will apply. *We will discuss lease payment options available. *60 day move out notice required if lease will not be renewed. *All adults residing on the property, need to be on the application, and submit government I.D and back ground check. *A credit report is also required. *We will conduct an in person walk thru inspection prior to moving in and also when moving out. *You will be responsible for the following, Utilities, (Water / Sewage / Electric). Internet, Trash Removal, *General yard maintenance. And general upkeep and cleanliness of the property. *Any damages beyond normal wear and tear will be the financial responsibility of the tenant, to include clogged sinks, toilets and or showers. *Washer and dryer are included and will be the responsibility of the tenant to maintain and or repair if necessary. *Refrigerator water filters if applicable will also be the responsibility of the tenant *This property and the adjoining neighborhood are under HOA rules, you will be give the rules disclosure and just like us, abide by the applicable rules. *Pets are allowed, no cats. *If you require emotional support (ESA) pets / animals, please provide us with the associated service animal paperwork for our files. *This community as well as City of Gulf Breeze has a lease law that is strictly enforced. *You will be provided with all applicable utility name and numbers. *You will be required to have these services in your name for monthly billing. *We dont require renters insurance, that option is up to you. *The driveway and or street is not a shop or repair yard for non working / motorized vehicles. *We will provide termite and pest control for the property. General pest / bug control will be conducted by our contracted service provider. Termite inspection is 1 time a year. *We reserve the right to complete property inspection every 6 months, to determine if there are any issues interior or exterior, that need to be addressed. *We will give the tenant at least 1 weeks notice and make arrangements so as to not interrupt your schedule, to complete this in a timely manner. * No smoking, vaping, or and other means of smoke producing devices inside the house and or garage. Please if applicable, smoke outside the house. *If there is smoking inside and smoke odors are present we will need to get the odor removed by our contractor and this odor removal service can cost upwards to $3000. Please respect our property as if it were your own. We have worked very hard to complete these upgrades throughout the house. If you find something that needs attention please let un know as soon as possible
