**Terms & Conditions **Rent $1,250 per month for a one-year lease; month-to-month option available at $1,350 per month. **Security Deposit $1,500, due at lease signing, along with the first month's rent. **Utilities Owner pays for trash and water. Residents are responsible for providing their own refrigerator and washer/dryer. **Pets Certain pets are accepted with a $500 additional refundable pet deposit and an additional $50 per month, per pet. Service animals are permitted with appropriate documentation in compliance with California law. All animals must have up-to-date health records, showing they are in good health, parasite-free, and vaccinated. **Smoking No smoking or vaping allowed in the unit. Violation of the no-smoking policy may result in fines and/or termination of the lease. **Application Process Each prospective resident must submit a separate application, which may include a $50 non-refundable fee to cover a background and credit check if applicant doesn't use Zillow's application process. An email address is required for the alternative process. **Renter's Insurance Proof of renter's insurance is required within 30 days of lease signing. **Payment Venmo is accepted and preferred for all payments. Please note that the property owner is local but does not live on site.
