Lease terms

12-month lease required. UTILITIES & SERVICES: - Landlord pays for: HOA fees, trash removal, lawn maintenance and pest control. - Tenant is responsible for: Electricity, water/sewer, and internet/cable. -The property is being rented furnished. - Tenant is responsible for the repairs up to $500.00. APPLICATION, PAYMENTS AND FEES - First month's rent ($2,550) and security deposit ($2,550) due at signing. - Rent is due on the 1st of each month via Zillow online pay. -Final applicant screening, background checks, and lease approval are managed directly through Oakwood Lakes Management Company. -An additional HOA application/screening fee may apply. POLICIES: - NO SMOKING allowed INSIDE or OUTSIDE the property. - HOA rules apply; tenant must abide by all community guidelines. - Renters insurance is required throughout the lease term. HOA VISITOR POLICY: Visitors may ONLY stay for 2 Weeks. Visitors Parking policy: Must email with information of the car information and length of stay. Renter must abide by the Oakwood's Lakes managing company visitor policies. MAINTENANCE & PROPERTY DAMAGE LIABILITY: -Tenant Responsibility: Tenant agrees to keep the premises clean, sanitary, and in good order. Tenant is responsible for the full cost of any repairs, replacements, or damages caused by the deliberate act, misuse, or negligence of the Tenant, occupants, or guests. -Prompt Reporting: Tenant must notify Landlord within 24 hours of any water leaks, plumbing defects, or property damage. Tenant shall be liable for any secondary damage resulting from a failure to promptly report known defects. -Payment of Repairs: Bills for repairs deemed tenant damage shall be due as additional rent within thirty (30) days of receiving an itemized invoice from the Landlord.
