We do not accept Section 8 or any housing vouchers. Single family only - no roommates and no subleasing. Tenant pays all utilities (electricity, gas, water, trash, sewer) and must maintain renters/property liability insurance. Owner pays for irrigation water. Tenant is responsible for routine landscaping care and maintenance. Owner will provide seasonal lawn fertilization and weed control treatments. Absolutely no smoking of any kind. Small dogs are subject to owner approval and could require additional pet rent/deposit. Assistance Animals accepted with proper documentation. The house is currently occupied so pre-screening is required to schedule a showing. Do not disturb tenants. We do not accept Zillow applications. Applicants must have very good credit and income, and low debt to income ratio. Final applicants will have to complete and pay for Transunion Smartmove online credit check, background check and eviction check for each adult, in addition to submitting identification, proof of funds and proof of income and employment.
