Denial may occur if the applicant has been convicted (not merely arrested) of: Violent crimes against persons or property within the past 7 years Arson, sexual offenses, or homicide (no time limit) Manufacturing or distributing controlled substances within the past 7 years Crimes involving fraud, identity theft, or property damage within the past 5 years We will consider: The nature and severity of the offense The time elapsed since conviction or release Evidence of rehabilitation (employment, character references, etc.) Arrests that did not result in conviction will not be considered. 7. Decision Process If an application is denied based on screening results, the applicant will receive: A written adverse action notice (if required under the Fair Credit Reporting Act), and a general explanation that the decision was based on failure to meet stated rental criteria. 8. Consistency All applicants are screened under the same criteria to ensure fairness and compliance with Fair Housing laws. 9. Appeal or Clarification Applicants who believe their background report is inaccurate or who wish to provide additional context may request reconsideration within 5 business days of notice.
