Lease terms

-Utilities are metered and are the responsibility of the tenant. First month, Deposit and last months rent due at signing. No smoking allowed inside units. -Lease Term: Initial lease term is for a minimum of 12 months. Any renewal or extension must be agreed to in writing by both Landlord and Tenant. -Quiet Hours: Quiet hours are 9:00 p.m. 7:00 a.m. Sunday through Thursday and 10:00 p.m. 7:00 a.m. Friday and Saturday. During these hours, music, televisions, conversations, gatherings, pets, and other activity must not disturb neighboring residents. -Respect for Other Residents: Tenant and Tenant's occupants and guests must conduct themselves respectfully and may not create excessive noise, nuisance conditions, harassment, or interference with another resident's peaceful enjoyment of the property. -Shared Access and Easements: Driveways, walkways, access easements, trash areas, and other shared spaces must remain unobstructed. No personal property, vehicles, bicycles, deliveries, or trash may block access to another residence or parking area. -Parking: Tenant may use only the specifically assigned parking space(s). No inoperable vehicles, vehicle repairs, long-term guest parking, or parking in access or turnaround areas is permitted without prior written approval. -Guests and Gatherings: Tenant is responsible for all guest conduct. No large parties, disruptive gatherings, or recurring overnight occupants not listed on the lease are permitted. Any person residing at the property beyond the lease's permitted guest limits must receive prior written approval. -No Subletting or Short-Term Rentals: Tenant may not sublet, assign the lease, advertise the property, or offer any portion of the residence through Airbnb, Vrbo, or another short-term or temporary rental platform without prior written consent. -Smoking: Smoking or vaping of any substance is prohibited inside the residence and in shared access areas. Any permitted outdoor smoking must not disturb neighboring residents or create litter. -Pets: Only pets specifically approved in writing are permitted. Tenant is responsible for promptly cleaning up pet waste, property damage, odors, or disturbances. -Outdoor Areas: Patios, decks, and assigned outdoor areas must be kept clean and orderly. No permanent structures, exterior storage, hanging items, or alterations may be installed without prior written approval. -Property Care: Tenant must maintain the residence in a clean and sanitary condition, promptly report leaks or damage, properly dispose of trash, and take reasonable steps to prevent pests, mold, clogged drains, and avoidable damage. -Alterations: No painting, mounting of televisions, installation of fixtures, satellite dishes, EV-charging equipment, or other alterations may be made without prior written approval. -Move-In and Move-Out: Tenant must follow the documented move-in condition report and return the residence in substantially the same condition, ordinary wear and tear excepted. -Rent at Renewal: Renewal is not automatic. Before any subsequent lease term, Landlord may reevaluate the rent based on then-current market rents, inflation, operating expenses, property taxes, insurance costs, property condition, and all applicable laws. Any rent adjustment will be provided through the legally required written notice.
