ADDITIONAL LEASE TERMS AND CONDITIONS 1. LEASE TERM The lease shall be for a minimum term of twelve (12) months. Any extension or renewal must be agreed upon in writing by both parties. 2. UTILITIES Tenant shall be responsible for all utility services associated with the property, including but not limited to electricity, water, sewer, trash, gas (if applicable), and any utility deposits. Landlord shall provide and pay for internet service. 3. NO SMOKING Smoking, vaping, marijuana use, e-cigarettes, cigars, pipes, hookahs, or any other smoking products are strictly prohibited inside the property, on balconies, patios, garages, and common areas. 4. FULLY FURNISHED PROPERTY The property is leased fully furnished. Tenant acknowledges receipt of all furniture, appliances, electronics, decor, kitchenware, linens, and household items listed on the move-in inventory. 5. CONDITION OF FURNISHINGS All furnishings and household items shall be maintained in good condition and returned in substantially the same condition as received, excluding normal wear and tear. 6. DAMAGE OR LOSS OF PROPERTY Tenant shall be responsible for the repair or replacement cost of any damaged, destroyed, stained, or missing furniture, appliances, electronics, decor, or household items. 7. MOVE-OUT CLEANING Upon vacating the property, Tenant shall return the premises in a clean and sanitary condition. Landlord may deduct cleaning, trash removal, stain removal, odor removal, or repair costs from the security deposit. 8. HOA RULES AND REGULATIONS Tenant agrees to comply with all Homeowners Association (HOA) rules, regulations, parking requirements, pool rules, noise restrictions, and community policies. Any fines, penalties, or fees imposed by the HOA due to Tenant, occupants, guests, or invitees shall be the sole responsibility of Tenant. 9. NO SUBLEASING OR SHORT-TERM RENTALS Subleasing, assignment of the lease, Airbnb rentals, vacation rentals, corporate housing, room rentals, or any other short-term occupancy arrangement is strictly prohibited without prior written consent from Landlord. 10. OCCUPANCY LIMITS Only individuals listed on the lease may reside at the property. Guests staying more than fourteen (14) consecutive days or more than twenty-one (21) cumulative days in any twelve-month period shall require prior written approval from Landlord. 11. RENTER'S INSURANCE Tenant shall maintain renter's insurance throughout the lease term with a minimum personal liability coverage limit of $100,000 and provide proof of coverage upon request. 12. MAINTENANCE REPORTING Tenant shall promptly notify Landlord of any leaks, plumbing issues, appliance malfunctions, HVAC issues, electrical concerns, pest infestations, or conditions that may cause damage to the property. 13. QUIET ENJOYMENT Tenant shall not create excessive noise, disturbances, illegal activities, or nuisances that interfere with neighboring residents or violate HOA regulations. 14. KEYS, REMOTES, AND ACCESS DEVICES Tenant shall be responsible for all keys, gate remotes, access cards, parking permits, and community access devices. Lost items shall be replaced at Tenant's expense. 15. PET POLICY No pets shall be allowed on the premises without prior written consent from Landlord. Unauthorized pets shall constitute a material lease violation. 16. WATERBEDS AND AQUARIUMS Waterbeds, aquariums exceeding twenty (20) gallons, hot tubs, or other items that may cause water damage are prohibited without written approval from Landlord. 17. HVAC FILTERS Tenant shall replace HVAC filters at least every ninety (90) days, or more frequently if required by manufacturer recommendations. 18. PLUMBING RESPONSIBILITY Tenant shall be responsible for costs associated with clogged drains, toilets, garbage disposals, or plumbing backups caused by misuse, negligence, grease disposal, wipes, hygiene products, or foreign objects. 19. BUSINESS USE PROHIBITED The property shall be used solely as a residential dwelling and may not be used for commercial operations, business activities involving customer visits, or illegal purposes. 20. PERIODIC INSPECTIONS Landlord may conduct periodic inspections of the property with proper notice as required by Arizona law. 21. SECURITY DEPOSIT The security deposit may be applied toward unpaid rent, cleaning costs, HOA fines, damages beyond normal wear and tear, replacement of missing items, and any other amounts permitted by Arizona law. 22. EARLY TERMINATION If Tenant terminates the lease before the expiration date without Landlord's written approval, Tenant shall remain responsible for all obligations under the lease and may be charged an early termination fee equal to two (2) months' rent, in addition to any damages allowed by Arizona law. 23. INTERNET SERVICE Internet service is provided as a convenience only. Temporary outages, interruptions, slow speeds, equipment failures, or service provider issues shall not constitute grounds for rent reduction, lease termination, or damages against Landlord. 24. MOVE-OUT INSPECTION A move-out inspection shall be conducted upon termination of tenancy. Any damages beyond normal wear and tear, missing items, excessive cleaning, or repair costs may be deducted from the security deposit. 25. PARKING Tenant shall only park vehicles in designated areas approved by the HOA. Inoperable, unregistered, or abandoned vehicles are prohibited. 26. SECURITY AND SAFETY Tenant shall lock all doors and windows when leaving the property and shall be responsible for damages resulting from negligence or failure to secure the premises. 27. NO ALTERATIONS Tenant shall not paint, mount televisions, install fixtures, modify locks, or make alterations to the property without Landlord's prior written consent.
