Tenant must promptly report leaks or maintenance issues. Lawn and landscaping responsibilities (twice in a year renter will pay). No Smoking No smoking or vaping inside the home or garage. Pets One pet allowed Alterations No painting, drilling, satellite dishes, or major modifications without written approval. Parking Specify garage spaces, driveway parking, and street parking rules. Appliances List what's included, such as: Refrigerator Washer & dryer Dishwasher Microwave Stove/Oven Renter's Insurance Require tenants to carry renter's insurance (many landlords require at least $100,000 in personal liability coverage). Home Warranty Landlord will provide a one-year home warranty. The warranty covers eligible repairs to covered systems and appliances according to the warranty company's terms. Damage caused by tenant misuse or negligence is the tenant's responsibility. Tenant is responsible for the home warranty service call fee for any repair request. Coverage is subject to the home warranty provider's terms and exclusions. Inspections Landlord may conduct periodic inspections with proper notice as required by California law. Move-Out Professional cleaning expectations. Return all keys, remotes, garage openers, and access devices. Property should be returned in substantially the same condition, excluding normal wear and tear. Additional Clauses No subleasing or Airbnb/short-term rentals without written permission. No illegal activities on the property. Tenant is responsible for damage caused by themselves, household members, or guests. Tenant pays all utilities Smoke and carbon monoxide detectors must not be disabled. Notify landlord immediately of plumbing leaks or water intrusion.
