1- The Landlord will be responsible for gardener and tree trimming. Current gardening schedule is every Friday approximate 4 pm. 2- Monthly HOA fee will be covered by the Landlord. 3- The Landlord will be responsible to clean up the Koi fish pond and the pool. The Landlord will service them weekly in summer and biweekly in winter. The Landlord to coordinate the day and time of service. 4- The Tenant is responsible for all utility bills. 5- The pump for Koi fishpond shall run 24/7 and the pool pump shall run approximately 8 hours per day in summer and 4 hours per day in winter. 6- The Tenant will be responsible for cleaning up after the pets and keeping the backyard clean and free of the dog wastes. 7- The Landlord will conduct yearly general inspection before renewing the lease contract. 8- Approximately 1-2 month before moving out, the Landlord will coordinate with the tenant for two open houses (3 hours) on two consequent weekends. Tenant will provide the access and will accommodate two open houses. 9- The house was painted approximately two years ago and it's still in a good condition. The Landlord will touch up the current paint before move in. 10- The carpet will be washed by the Landlord before moving in. 11- Landlord will be responsible for move-in professional cleaning of the entire house. Likewise, the tenant is responsible for move-out professional cleaning of the house. 12- The tenant shall comply with all city and HOA requirements and regulation. HOA rules will be attached to the lease contract. 13- Tenant shall maintain renters insurance throughout the lease term with minimum liability coverage of $100,000 and provide proof of insurance prior to move-in.
