Lease terms

* Lease Term: 12-month lease. * Monthly Rent: $1,200, due on the agreed-upon date each month. * Utilities: Tenant is responsible for all utility services, including electricity, water, and sewer. * Lawn Care: Tenant is responsible for maintaining the lawn and landscaping throughout the lease term, including mowing, edging, and keeping the yard free of debris. * Maintenance & Repairs: Tenant is responsible for routine maintenance and for the cost of any repairs resulting from damage, misuse, neglect, or failure to properly maintain the property. The landlord is responsible for repairs resulting from normal wear and tear. * Pets: No pets are permitted unless approved in writing by the landlord. Approved pets require a signed Pet Addendum and payment of any applicable pet deposit before the pet is brought onto the property. * Occupancy: Only individuals listed on the lease may occupy the property unless otherwise approved in writing by the landlord. * Smoking: No smoking is permitted inside the home.
