Proof of Income Two recent paystubs with year-to-date information Child/spousal support payment documentation, if applicable Social Security income documentation, if applicable Disability or other government income documentation, if applicable Retirement or trust fund account documentation, if applicable Combined gross monthly income must be at least 2.5x the monthly rent Self-employed applicants: Must provide the past 3 years of tax returns 3. Renter's Insurance Before move-in, provide the insurance Declaration Page showing: Minimum $100,000 liability coverage Policy coverage equal to or greater than the lease term The rental property and address listed as an additional insured so the landlord is notified if the policy is terminated.
