We then pro-rate the second month's rent to reflect when tenancy began in month #1.

We do not select residents on a "first-come, first-served" basis. Applicants will be offered the opportunity to rent on a best-qualified basis. We will assist all applicants without regard to race, color, creed, religion, national origin, familial status, marital status, veteran or military status, source of income, sex, sexual orientation, gender status, disability or ancestry.
Our Minimum Qualifying Criteria includes:
At least 70% positive credit
Monthly income must be at least twice the amount you pay in monthly rent
Stable employment and/or income
Positive rental history and/or mortgage payment history
We will pull a credit report (which includes eviction and bankruptcy reports, SSN verification, employer verification, sex offender, criminal, terrorist watch list reports and FICO score) on every applicant. We will also contact your current and past landlords, as well as current and past employers to verify the information provided on your application. Adverse credit or lack of credit will not be used to qualify applicants seeking to rent with a housing subsidy.
Big Fish Holdings' Rental Application, Radon Disclosure, and your right to provide us a Portable Tenant Screening Report (PTSR), are available by email. We require all persons 18 years of age and older (excluding dependent children) who will reside at the property to complete and sign one of Big Fish Holdings' applications. You will not be charged our standard $40 application fee (if you have lived in Colorado the past year) or our standard $50 application fee (if you have lived in a different state over the past year) if you have separately provided us with a Portable Tenant Screening Report (PTSR). Applicant has the right to provide Big Fish Holdings, LLC with a Portable Tenant Screening Report that is not more than thirty (30) days old, as defined in 38-12-902(2.5), Colorado Revised Statutes.
