Commercial vehicles, oversized vehicles, trailers, boats, campers, or recreational vehicles may not be stored on the property without prior written approval from the landlord. Pet Policy: Pets may be considered on a case-by-case basis with prior landlord approval. Additional pet deposit and/or monthly pet rent may apply. Tenant is responsible for all pet-related damages, cleaning, pest treatment, and property restoration. Pets must be properly vaccinated and licensed in accordance with local regulations. Aggressive breeds or exotic animals may be restricted at the landlord's discretion. Tenant must promptly remove pet waste and maintain the property in a clean and sanitary condition. Tenant Maintenance Responsibilities Tenant shall: Keep the property clean, sanitary, and in good condition. Replace HVAC/furnace filters regularly (recommended every 60 90 days). Maintain lawns, landscaping, mowing, watering, and snow/ice removal unless otherwise specified in the lease. Promptly notify the landlord of any maintenance issues, leaks, damage, or safety concerns. Keep all plumbing fixtures free from misuse and prevent drain clogs caused by tenant actions. Replace light bulbs, smoke detector batteries (unless hardwired), and other routine consumable items. Be responsible for repairs resulting from tenant, occupant, guest, or pet negligence, misuse, or intentional damage. Additional Property Rules: Property shall be used solely as a private residence. Tenant shall comply with all applicable city ordinances, and community regulations. Subleasing or short-term rentals (including Airbnb, VRBO, or similar services) are prohibited. Tenant is required to obtain renter's insurance for personal property and liability protection. Washer and Dryer is provided as is and should be maintained. Any repair or any damage is tenants responsibility to have that fixed.
