1. Lease Duration and Renewal Term: The lease is for a fixed term of 12 months. Renewal: The lease will automatically convert to a month-to-month tenancy unless either party provides written notice of non-renewal 60 days before the lease ends. 2. The deposit will be returned within 45 days after the lease ends, minus any deductions for damages beyond normal wear and tear. 4. Maintenance and Repairs Owner Responsibilities: The owner is responsible for maintaining structural components, plumbing, heating, and electrical systems. Tenant Responsibilities: The tenant must promptly report damages and maintain the property in clean and safe condition. The tenant is responsible for minor repairs and replacing consumable items such as lightbulbs. Prohibited Alterations: The tenant may not make any modifications to the property (e.g., painting, installation of fixtures) without prior written consent. 5. Utilities and Services Utilities: The tenant is responsible for paying [utilities & internet]. The owner will cover [water and refuse]. Usage: Tenants must avoid excessive use of utilities and comply with local conservation rules. 6. Occupancy Only the individuals listed on the lease are allowed to occupy the apartment. Subletting or short-term rentals (e.g., Airbnb) are strictly prohibited without written consent. 7. Pets The tenant may have a dog or cat, though multiple pets should get written consent. Access and Inspections The owner may access the apartment with 24 hours' notice for inspections, repairs, or showings, except in emergencies when immediate access is required. 9. Termination and Early Exit Early termination is only allowed if agreed upon by both parties in writing, with the tenant responsible for rent until the apartment is re-rented or the lease term ends, whichever comes first. Owner will be lenient and understanding. 10. Rules and Regulations The tenant must comply with all local laws and building rules. Noise levels must be kept reasonable to avoid disturbing neighbors. 11. Insurance The tenant is required to carry renter's insurance with liability coverage of at least $100,000 and provide proof of coverage upon request. Owner will provide grace period here. 12. Default and Remedies If the tenant violates any lease terms, the owner may issue a notice to cure or quit and pursue legal remedies as permitted by law.
