Lease terms

Lease Length: 12-month lease preferred, with the option to renew available. Lease converts to month-to-month after initial term with 60 days' written notice required to vacate or renew. Security Deposit: One month's rent due prior to move-in. Utilities: Tenant is responsible for all utilities, including electric, water, sewer, trash, gas, internet, and cable. Pets: Up to 2 dogs allowed (combined weight limit 120 lbs). $100 nonrefundable pet fee and $50/month pet rent per pet. No cats or exotic animals. Pets subject to landlord approval. Parking: Maximum of 3 vehicles permitted. Rent Payment & Fees: Rent is due on the 1st of each month. Late fee of up to 10% applies after the 5th. $50 fee for returned payments. Application Requirements: $50 application fee per applicant. Background, credit, and income verification required. Insurance: Renter's insurance required with minimum $500,000 liability coverage. Maintenance & Lawn Care: Tenant is responsible for general lawn care and landscaping, including mowing, trimming, and upkeep. Restrictions: No smoking. No subleasing. No short-term rentals (Airbnb, VRBO, etc.).
