Lease terms

1. Utilities Clause - Tenant shall be solely responsible for, and agrees to pay promptly when due, all charges for electricity, natural gas, water, sewer, trash collection, internet, and any other utility or service used on the Premises. Tenant shall transfer all applicable accounts into their name prior to the Commencement Date of this Lease. Tenant agrees to maintain all utility services throughout the term of the lease; any damage caused to the Premises due to a utility shut-off (e.g., frozen pipes) shall be the sole financial responsibility of the Tenant. 2. Lawn Care & Yard Maintenance Clause - Tenant is responsible for all routine yard maintenance, including but not limited to: mowing all grass areas weekly during the active growing season (keeping grass under four inches in height), weeding flower beds, and watering the lawn and landscaping as necessary to maintain health and appearance. Tenant shall also be responsible for leaf removal in the autumn. Landlord remains responsible for major tree pruning and structural landscaping. If the yard is not maintained to these standards after ten (10) days' written notice to cure, Landlord may hire a professional service and charge the cost to the Tenant as additional rent." 3. Snow and Ice Removal Clause - Tenant shall be responsible for the timely removal of all snow and ice from the municipal sidewalks, private walkways, driveway, and garage pad serving the Premises. Removal must be completed within 24 hours of the start of any snowfall or ice accumulation. Tenant agrees to use salt or sand as needed to maintain safe passage for all guests and mail carriers. Tenant shall be liable for any fines or fees imposed by the local municipality due to failure to clear these areas. 4. General Maintenance Reporting Clause - Tenant shall immediately notify Landlord in writing of any malfunctions, leaks, or defects in the plumbing, electrical, heating, or cooling systems. Tenant shall also be responsible for replacing all light bulbs and furnace/HVAC filters at their own expense as needed. Tenant shall not make any alterations, including painting or structural changes, without express written consent from the Landlord.
