Lease Agreement__2025_W.Bekele.docx.pdf Recommended Additional Terms To better protect your investment, I also recommend adding these provisions (they were not included in your original lease): * Tenant must maintain the apartment in a clean and sanitary condition at all times. * Rent payments over 10 days late more than twice in a 12-month period may constitute a lease violation. * Tenant is responsible for replacing HVAC filters every 60 90 days (if applicable). * No unauthorized Airbnb, VRBO, or other short-term rentals. * Tenant shall maintain renter's insurance with at least $100,000 in liability coverage (recommended). * Any maintenance issue that could cause additional damage (water leaks, loss of heat, plumbing backups, etc.) must be reported within 24 hours. * Parking is first-come, first-served unless otherwise designated by the Landlord.
