Lease terms

$2900 per month. $2900 deposit. One year lease. Up to two pets allowed. Tenant responsible for all utilities. Screening criteria minimum standards for acceptance: - Financial Capacity to Pay- Applicant must have a minimum monthly gross income of 2.5 times the amount of the rent. - Credit History - Applicant should be able to demonstrate good history of paying on time and a minimum credit score of 700. Applicants with charge-offs, unpaid debts, or a history of delinquent payments may be denied tenancy. - Rental History - Applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) for a minimum of 12 - 24 months, and have no prior evictions. - Criminal History - We will perform a criminal background check on all applicants. We will perform an individualized assessment of anyone with a history of felony conviction or arrest record. We will consider the nature and severity of the offense, the number and type of convictions, and the time that has elapsed since the conviction. We welcome any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
