Lease terms

Applicant Screening Criteria Applicants must complete a rental application. Each applicant will be evaluated based on the following criteria: * Minimum credit score of 650. * Gross monthly household income of at least three (3) times the monthly rent. Applicants must have verifiable, recurring gross income of at least $9,600 per month, every month, based on recent income history. Income that falls below this minimum in one or more months may not meet the qualification requirements. * Verifiable employment or other stable, verifiable source of income. * Credit, criminal background, eviction, and rental history screening will be completed for all applicants. * No prior evictions or outstanding balances owed to previous landlords. * Positive rental history and landlord references are preferred. * Occupancy must comply with all applicable local, state, and federal regulations. * All occupants 18 years of age or older must submit an application and be approved prior to occupancy. * Applicants must provide valid government-issued identification and proof of income. Lease Terms Rent: $3,200 per month * Security Deposit: $3,200 * Minimum 12-month lease. * No smoking or vaping is permitted inside the home or garage. * Tenant responsible for utilities. * Front lawn weed treatments included. * Pest control included. * Renters Insurance Required. Pet Policy Pets are welcome and will be considered on a case-by-case basis. A non-refundable pet fee of $350 per pet will apply, with a maximum of two pets. In addition, approved pets are subject to a monthly pet rent of $25 per pet, which will be added to the monthly rental payment. Breed, size, age, temperament, and vaccination records may be considered during the approval process. Pets with a history of aggressive behavior may not be approved. All pets must comply with local ordinances.
